Allana Buick & Bers, Inc. was retained by the AOAO to provide remedial design, engineering and construction phase services of the domestic hot water PEX system replacement for the 272-unit Hokua building.

The 272-unit building was experiencing water intrusion from the domestic hot water heaters and distribution piping (PEX) and valves in multiple units on nearly all floors. A forensic investigation determined the cause to be faulty PEX potable water distribution systems. Sample units were tested to detect the failures and a forensic analysis testing protocol was established.

Test results indicated widespread failure of the brass fittings and Allana Buick & Bers recommendations included system replacement. Subsequently, Allana Buick & Bers provided mechanical design, bid phase assistance, construction administration and onsite monitoring of the PEX system replacement. Allana Buick & Bers’ construction management services during the construction phase included managing the intrusive nature of the project and complex scheduling with the contractor and occupants who were permitted to stay in their units during the PEX replacement repairs.

Additional scope included permit procurement and litigation support services such as exhibit collection and logging and photographic inventory for the AOAO, which was used in the AOAO’s litigation efforts.
