Allana Buick & Bers, Inc. (ABB) was retained to investigate the building exterior
and windows for the Luna Di Lusso Condominium Complex.

The complex is a 4.5 acre site located in the Lake Las Vegas Master Association
in Henderson, Nevada. There are 170 units in two buildings each containing 85
residential units.

ABB investigated numerous ongoing leaks into the building envelope of Luna Di
Lusso. Our Forensic team investigated the building envelope including: wall cladding
(called Exterior Insulation Finishing System EIFS), windows, doors, metal flashings,
wall accessory attachment points and waterproofing at the top of the CMU garage
walls.

ABB’s scope of services included water testing, destructive testing, building
evaluation, leak investigations, study of plaintiffs/defendants reports, research,
preparation of reports, depositions, expert witness testimony and related services.
ABB identified the cause(s) of leaks and assisted in defining defective construction,
and recommending repairs to stop the leaks. ABB’s repair recommendations
also included repairs that would meet applicable building and fire codes, such as
properly installing omitted fire safing materials and restoring existing fire safing and
floor joint framing at the nested slip track system.

All construction defects ABB found were reviewed in accordance with the
requirements of Nevada Building Code (NBC), National Roofing Contractors
Association Roofing and Waterproofing Guide (NRCA), and Air Conditioning
Contractors National Association manual (SMACNA).
