Allana Buick & Bers provided consulting services for the conversion of a 15-story residential condominium to a hotel in Waikiki.

Allana Buick & Bers performed investigation of the building envelope, building interiors and chilled water line insulation to determine the extent and location of the water intrusion. Mold was discovered in wall cavities and termites were present in all wood components.

There was also significant deterioration of floor plates, piping, pluming, and other mechanical systems. Allana Buick & Bers prepared design documents for restoration and rehabilitation based on analysis of the investigation reports. Additional services included construction administration and monitoring, construction management, post-repair testing, and field support services. Construction work was done with the building occupied, requiring strict control of the noise and dust levels.
