Allana Buick & Bers, Inc. (ABB) was retained by Fenton Grant Mayfield Kaneda
& Litt, LLP (Fenton Grant) to provide professional consulting services to Sky
Condominiums (Sky) Tower located in Las Vegas, Nevada.
The Sky Condominium complex is a podium type, high rise building comprised of
45 stories and 409 luxury condominium units. Sky has an aluminum window wall
glazing system and exterior EIFS cladding panels.
ABB performed forensic investigation in two phases. The first phase consisted of
non-destructive visual observations and in the second ABB performed destructive
testing to determine existing building envelope conditions. ABB’s observations
revealed extensive water intrusion in the below grade parking garage, interior
window wall systems and standing water on the low slope roof membrane. ABB
also found spalling and concrete damage to private decks and balconies.
During our investigation, ABB found that fire and life codes were also violated
because holes and voids were present in the floor online fire safing and in the floor
line smoke stop. ABB then reviewed all applicable codes for Sky, such as 2000
International Building Codes, American National Standard for Accessible and Usable
Buildings and Facilities, and other standards referenced in applicable building codes.
